Switzerland consistently ranks among the world’s most desirable places to live and work. Political stability, outstanding infrastructure, excellent schools and a high quality of life attract thousands of new residents every year. Yet anyone preparing to move quickly discovers that securing the right home is rarely straightforward — and understanding why is the first step to doing it well.
A market tighter than it has been in over a decade
The numbers speak clearly. According to the Swiss Federal Statistical Office (BFS), the national vacancy rate fell to just 1.0% as of 1 June 2025 — the fifth consecutive annual decline and the lowest level since 2013. In practical terms, that means available homes are scarce, and well-located listings often attract a large number of applicants within days.
The pressure is most pronounced in the economic and academic hubs. The lowest vacancy rates are found in the cantons of Geneva (0.34%), Zug (0.42%) and Zurich (0.48%) — precisely the regions where many international professionals and their families are looking to settle.

Why the squeeze — and why it persists
Several long-term factors keep the market tight. Switzerland’s population has grown from 8.5 million in 2020 to over 8.9 million in 2024, driven largely by inward migration of skilled professionals. At the same time, new construction has not kept pace: between 2020 and 2024 fewer than 46,000 homes were built each year, while around 50,000 new households formed annually — leaving a structural gap of roughly 23,000 homes per year.
For newcomers, this has a few concrete consequences worth understanding in advance:
- Strong competition for listings — a single attractive apartment may receive dozens or even hundreds of enquiries.
- A preference for complete, well-prepared application files, as landlords often choose quickly.
- Notable regional and price differences, where flexibility on location can open up far more options.
The good news: preparation changes everything
A tight market is not an obstacle so much as a reason to plan well. Newcomers who approach the search with the right knowledge and support consistently find suitable homes — often without the stress that an unprepared search can bring. In our experience, four principles make the difference:
- Start early. Beginning the search several months before the move provides room to compare and decide with confidence rather than under pressure.
- Tap into local market knowledge. Many of the best opportunities are filled through networks and never appear on public portals.

- Stay open on location. Well-connected neighbouring municipalities frequently offer more space, better value and a shorter path to signing.
